55+ New Construction Home?
A few months back, on a lazy Saturday afternoon, we took a ride out to Delaware county to visit a rather unique-to-the-Philadelphia area, new construction 55+ homes in mid-rise buildings: Athertyn.
Athertyn is a

All in the heart of the Main Line, less than two miles from the Haverford train station. Athertyn truly epitomizes Main Line Living Simplified.”
The model home were stunning, full of upgrades, really quite lovely. The setting was stunning, backing up to heavily wooded park. The community is built by Pohlig, a luxury home builder.
These 55+ homes range in the ~2,000 to ~3,000 sq. ft. with prices in the $700,000 to $1,000,000+, before options. The clubhouse and pool are very nice. The salespeople boasted of a very social community, occasional events in the clubhouse, dinners, speakers, clubs, a gardening group, etc.
Downsides for us: Though they are 55+ home, it’s in an unfamiliar area, kind of tucked behind the mainline. And, while it is a half-dozen blocks off of route 30 / Lancaster Avenue, it’s probably not walkable to any shopping or restaurants. The “back” of the community is 10 minutes or so from the Blue Route. SEPTA stations are 10 or 15 minutes away, though parking may be challenging.
Niceties besides the above: underground parking, optional private garage for a 2nd car with room for storage / workbench.
Our takeaways: lovely, definitely luxurious, expensive.
